Who is The Daniels Corporation

The Daniels Corporation (“Daniels”) was founded in 1983 by John H. Daniels, Chairman Emeritus. In a career that has spanned nearly seven decades, the former CEO of Cadillac Fairview Development Corporation has left an indelible mark on the quality of the places in which people live, work, play, create, learn, and shop.

Over the course of his career, Mr. Daniels has played a key role in the development of Canadian landmarks such as the Toronto Eaton Centre and TD Centre, the 4,700-acre Erin Mills community in Mississauga, and the brownfields reclamation of the Goodyear Tire and Rubber plant in Etobicoke

Since 1983, Daniels has built more than 35,000 award-winning homes and apartments, master-planned mixed-use, mixed-income, and multi-generational communities as well as cultural, institutional, commercial, and retail spaces.

Today, Daniels’ President and CEO, Mitchell Cohen is guiding the development of master-planned communities and elevating the importance of city-building and social impact throughout the real estate industry.

Daniels plans, designs, develops, and builds the residential and commercial properties in-house, and manages the rental communities and commercial properties, enabling the ultimate in quality control and streamlined service. In essence, Daniels is an all-inclusive service provider – a company dedicated to seeing each project through to construction completion and beyond.

Tenants

What do I do if my unit needs something fixed?

Daniels Gateway has a customer support team that services all maintenance issues Monday to Friday.  We also provide our tenants with an after-hours emergency contact number (905.502.5300 and follow the prompts).

Are your properties pet friendly?

Yes, the majority of our communities are pet friendly, however we limit the pets to 2 per unit with a weight limit of 50 lbs. per pet. Please speak to a Gateway leasing agent to learn more.

What if my situation changes and I need to move out before the end of my tenancy?

Daniels Gateway understands that sometimes a person’s situation can change.  If a tenant needs to terminate their lease before the end of their contract, there are always options.  Speak with one of our leasing representatives to discuss our policies and procedures.

What is the first step in the application process?

After you have either taken a look at our active listings or viewed a property, the first step is contacting the leasing office and letting them know you’d like to apply. In that time, you should also begin to prepare all the necessary documentation you need in order to fill out an application.

 

What documents do I need to apply, and how long does the process take?

Once you have seen the property that you wish to apply for, we require a completed application (our leasing agent can assist you in filling it out correctly), photo ID, letter of employment, recent pay stubs, and a deposit for the last months rent.  Everyone over the age of 18 must fill out the application and provide documents.  Once we have received all necessary documents, the verification process typically takes between 5-10 business days.

Can I still apply if I have bad credit?

Yes, if you have bad credit you can still apply for our properties.  You can speak to a leasing representative for more information.

HIP

Explain how HIP works? Do you have a rent-to-own program?

Our Home Investment Program is an incentive program for tenants who might be looking to purchase a brand new Daniels property in the future.  Every month you rent with us you accumulate $200, up to a max. of $10,000, to put towards the purchase of a new Daniels home.  It is not the same as a rent-to-own program, as you cannot purchase the townhome/suite that you are living in, as it is a rental property.

What if I do not decide to purchase, do I get money back?

No, you would not get money back as we are not adding money onto your monthly rent.  Think of it as theoretical money: if you purchase a new Daniels home, we will minus the HIP Dollars you have accumulated off the total purchase price.
